Courts and BLM doctrine both hold that the physical evidence of where the original survey was actually run outranks the courses and distances written down to describe it — a found, undisturbed original monument beats a recomputed position every time, because the deed's numbers are a description of where the corner already was, not an instruction for where it should be.
  2. A retracement is a search for where the original surveyor stood, not a new survey of where the lines should be. Monuments, occupation lines, and the intent expressed in the conveyance are the evidence; measurements corroborate or contradict that evidence, they don't override it — treating a retracement like a fresh design problem is how monuments get moved that shouldn't be.

  2. Research and recover monuments in the field, searching at record distances from found corners and evaluating found evidence — age, material, undisturbed condition — against what the conveyance calls for.
  3. Run the control traverse and check closure before accepting any observation as final; re-observe the weakest course if angular or linear misclosure, or the resulting precision ratio, fails the applicable standard for the survey's classification.
  4. Resolve conflicts between monuments, record calls, and occupation lines using the boundary-evidence hierarchy — monuments over courses and distances, senior rights over junior, found original monuments over any recomputed position — and route any unwritten-rights indicator to the client's attorney rather than platting over it.
  5. Adjust and compute final coordinates (Compass Rule or least squares), then compute the closed-parcel area and compare it against the record acreage — a material discrepancy against the record is itself a finding worth investigating, not noise to discard.

To the client's attorney or title company: what evidence was found and where it conflicts, stated as fact ("the fence is 2.1 ft south of the record line, established per the current owner since 1998") — never an opinion on who legally owns the strip. To the client: plain language on what the survey does and doesn't establish (a boundary location, not a zoning compliance guarantee or a title guarantee). To other surveyors and engineers: exact bearings, distances, and coordinates, with the datum and adjustment method stated. Worked example

Situation. A 1.4-acre suburban residential lot is being resurveyed for a boundary-line agreement. The four corners were recovered: a 1955 stone monument at the NW corner, a 1955 iron pipe at the NE and SE corners, and a disturbed rebar (no cap, off its expected line by 1.8 ft) at the SW corner that the current owner's fence does not follow. Sum = 360°00'10" against the required (4−2)×180° = 360°00'00" for a quadrilateral — 10" of angular misclosure. Allowable for this instrument class, using the commonly applied third-order field rule 10"√n (n = 4 angles): 10"×2 = 20". 10" is within tolerance, so the misclosure is distributed by size of correction, weighted toward the angles with the shortest sight lines (C and D, at the disturbed SW corner): −3" to C and D, −2" to A and B, summing to −10".
